I have recently started looking for a new rental property, and found a couple of interest so I scheduled them for today.

 The first one that I looked at was pretty nice, but somewhat questionable on the layout. It is priced alright, but I would want to get them to come down a bit to make sure I have some room in order to make it cashflow, and I don't mean cashflowed by $10 either. That is not a good investment. That is called a hassel. The overall home is well worth it on an appraisal, that is compared to what I would have into it. All in all the first house is promising, but the next one is the most appealing.

The second one I looked at was pretty nice, considering I was only capable of seeing the outside. Why's that you ask, well the listing office decided that they didn't need to put a lockbox on the house. They figured that we would break a window and climb on in or something to that affect. I was beyond upset about this simply because I drove all that way to try and look at a home with no lockbox. Well obviously I called the listing office to let them know, and to find out if they would bring a key out and I even gave them the guilt trip. You know telling them I drove 50 minutes to get there to have no way to get in and the lady was not very thrilled with me. Amazing how I'm the bad guy for wanting to actually see a house that I was scheduled to see. Then to top it off another agent and her clients showed up during the same time I was going to be there. Keep in mind this is a foreclosure. I am starting to find that most of the REO agents and workers are not the nicest people. So I have to pull the peeping tom move and look in through the windows, so I can atleast try to get an idea as to what I would be dealing with. The funny thing is I am probably going to make an offer on the place, and I haven't even seen the inside other than the main living area, and the kitchen. They both need to be gutted, but you never know when you are going to get lucky. As of right now the numbers don't look too bad, but that will only hold true based on the amount of money that has to go into it.
