Michigan Mortgage Rates

Rate watching is becoming a real common trend with people anymore today, but one thing I will advise people is to proceed with caution when looking to refi, because it is not going to be the easiest thing to do in Michigan. This is in large part because of the housing market being so bad.

The banks are trying to eliminate loans that are cash out above a certain Loan to Value, which is difficult to even get a true appraisal on anything in Michigan. Banks have officially started viewing foreclosures as part of the housing norm. If you are looking to refi the first thing we will need to do is order an appraisal and allow the banks to beat that up, and then the rest of the loan process will be pretty easy.

Mortgage rates were at 6% today. on a 5 year ARM, and 6.375% on a 30 year Fix.

It looks as though the ARM is going to be taking over again now that everyone has been getting the urge to get back into a fixed rate.

This is amazing how mortgage rates work. Not that long ago fixed mortgage rates were the way to go, but as of late it has moved to the other end of the stick.

With todays market being so, in simple terms, dead the government needs to keep lowering rates to start helping the housing market get back to normal. This would take banks loosening up the strap a little as well, because banks are the ones that have to approve the loan.

As for todays mortgage rates the 30 year fix is about 6%, and the ARM is at an untouchable 5.5%. If you need to Refinance, or purchase then fill out the form and I will get things rolling.

Leasing has become a more common trend today, because of what they are now calling "The Credit Crisis". We all know how the credit crisis has come about, but for those that don't it is due largely in part to the number of job losses.

When I first started in the mortgage business I was no different than most people in that I didn't know where or how mortgage rates were decided. I just knew how to quote rates, but now that I am much older and wiser I have come to read a large amount of literature telling me where mortgage rates come from.

Where they come from is easy the investors decide, but that is not where it stops. Your loan officer, and a few other things will come into play.

The best way to understand rates is that they have a completely opposite reaction to Bonds. If bonds go up, then rates are going down, but if bods are dropping then that means rates are going up.

Mortgage rates have been jumping quite the amount due to the stock market not holding steady. I won't claim to be a guru, but I have done enough research to have an understanding as to where rates come from, and how they are determined.

Todays rates are in the low to middle 6's depending on what type of mortgage you need. ARMs have been taking back. For some time 30 year fixes were the way to go, but if you look at rates today and the differences in pricing on a fixed rate and an ARM it is better by atleast .25%. This can come out to a pretty large amount of savings.

Woodland Lake Homes for Sale

Cash Out Mortgage Rates

This week rates have not looked as good as they have in past weeks. The mortgage industry in Michigan has taken another hit with banks declaring certain areas in Michigan to be in declining markets, which can reduce the loan amount by 5%.

Here is how a cash out refinance scenario for February 20, 2008.

Mortgage Type: 30yr Fixed rate (there is an ARM, 40yr fix, even 50yr fix)

Mortgage Purpose: Cash out (pulling money out to pay off debt or use to fix homes)

Mortgage Amount: $200,000 (amount financed)

Credit Score: 700 middle score (you get three scores, 1 from experian, 1 from equifax, and 1 from trans union)

Loan to Value: 80% (amount owed to what your home is worth)

Escrows: Full (escrowing taxes and insurance with bank)

Property Type: SFH (single family home, condo, townhome)

Units: 1 (you may own a duplex which would change the number of units)

Property State: MI (where home is located)

Occupancy: Owner Occupied (you live in home full time, you could have a second home or investment property)

Doc Type: Full (you can provide W-2's, or tax returns that prove you make what you say)

Lock Period: 30days (period in which you have to close your mortgage to get the rate you were quoted, also keep in mind you have a 3 day right of recision, so get your stuff taken care of ASAP to avoid losing your rate or being charged for falling outside of the lock period)

Based on this criteria todays rate would be 6.375%. As I said earlier mortgage rates are not as pretty as they have been. If you are on an ARM the best thing you could do is get all your information into a mortgage specialist, so that when the rates take their next major dip you won't be praying that you get all of your stuff in, so they can lock the rate.

Competition rate from major lenders:

Bank of America 6.625% (.00744 up front points) (this works out to be .00744% X $200,000= $1,488 in additional closing costs)

Communnity Financial Credit Union: 6.375% (they are charging .25% up front) (this would cost you an additional $500 in closing costs) (this is a credit union) (they usually have some of the best rates) (not this time)

Since February 1, 2008 there have been 31 new houses for sale in Novi Michigan. The price range varies from $155,000 to $1,599,999 for a Novi Michigan home. While doing my reasearch on all of the houses for sale in Novi Michigan I found that since the new year there have only been 31 new homes listed, and they were all done on or after Februay 1, 2008. That almost seems sureal, but it is what the Realcomp II is telling me. I'm a little amazed that only 31 new listings have been added to the RealcompII this year. The Novi real estate sales have been moving at a decent rate, so far this year. Despite the down market it seems that Novi Real Estate has been selling. Now the prices that they are selling for may not be as high as you would like them to be, but if you keep in mind that Michigan is in short a declining market. Pine Creek Ridge is one of the most prestigious subdivisions in all of Livingston County. Pine Creek Ridge is bordered by 2 differnt lakes, and they are Brighton Lake, and Mud Lake. Brighton Lake is the larger of the two, and gives a number of Pine Creek Ridge homes waterfront lots.

Currently there are 322 homes in Pine Creek Ridge subdivision, as of February 6th, 2007 there are only 20 of those on the market for sale. Since February 1st, 2007 there have been 10 sales.

Novi Luxury Homes for Sale

The Michigan Realcomp MLS reports that there are 57 luxury homes on the market as searched by 2/6/2008. The luxury homes are in the price range of $500,000 to $4,500,000. The luxury houses range in size from as small as a 1,000 sqft ranch that has a number of acres. This is not much of a luxury home, but because of the land, and where the land is makes it a very valuable piece of land. The largest luxury house for sale is a 8,368 sqft. mansion. Livingston County Foreclosures

The count of foreclosure homes in 2007 reported by 'The Livingston County News' closed out the year at 1,029. That is an astonishing number. How many people lost their jobs? How many people had their ARMs adjust and couldn't afford their payments? What caused all of these people to lose their houses? 'The Livingston County News' reported that only 85 homes were foreclosed on in 2000. That's a pretty healthy difference.

My advice to those of you out there looking for a new home now is definitely the time, because this market is going to swing not too long from now, so don't miss out on an opportunity to capitalize on this down market. People will complain later on that they wish they had bought a home earlier than they did. Don't be one of those people. Happy hunting.

New Howell House for Sale

I think that this is a pretty good start to the new year. I call one of my clients that is renting their place out in Lapeer, and want to move back to Howell, which is where he grew up. First off they found me on the internet, which is what I have been putting a lot of time and energy into. Obviously when he tells me that he will have a final word back today, and that he is ready to buy I was pretty happy.

A little later in the day I get a phone call from a guy that is looking to list a house in Howell. How do you think he found me? Yup, the internet. This internet thing is working pretty good. We talked for a bit, and by the end of the conversation I was sending him comparables and what he will be competing with in order to sell. Here is the best part I just called him to make sure that he got everything and he did. Now I have an appointment with him this week to get paperwork signed and listed. Not only did he call me I didn't have to compete for the listing. You can't beat that.

Actually you can. The price range of the home, and all the features that the home has I may already have a buyer for them. So, like I said earlier I think that this is a pretty good start to the year.

Why is it agents don't want to put homes pending? If someone has an accepted offer the home needs to be put as pending. I understand that you would like to show the house and accept backup offers, but if I'm on the buyers side I am going to call and ask why it is not showing as pending. I have run into this more than once. I get frustrated knowing that a home of interest to either myself or a client is pending, but does not show that. It is even worse when the listing office allows you to see it first and if you decide to write an offer on the house they tell you that it is pending, but they are accepting backup offers. This is a nightmare. Nothing worse than a client loving a home that they cannont have.

Alright I was not much of a fan of you tube, because anybody can post anything on this site, but I did some hunting around and found a couple of things that were of high interest to myself. The first and foremost being hockey highlights. I know I need to reasess my priorities.

Well I found this video from CNN regarding the real estate bubble. This was not a long video, but I wanted to post it and see what other agents and investors thought of it. This guy Peter Schiff gives a pretty cut and dry. This is the type of thing that I like. Straight forward about how people have put themselves in these positions of foreclosure, because they had the initially low interest rates, so they can buy a home that is more than they could afford. Programs like the option arm, and arms.

New Movies

This was out for a short while, but the girlfriend wanted to go and see it. It wasn't my first choice, but this is what "WE" decided on, or more like what I was going to see whether or not I wanted to see something else. Oh Well. Anyways we went to see "The Waterhorse". I'm not sure if anybody knows what it's about, so I'll give you a quick run down. This story is the tale about the Loch Ness Monster. It actually was a pretty good movie. Hockeys Winter Classic: Pittsburgh vs. B..

This game was one of those things that you just don't forget. I would have to say it was one of the better games that I have seen this year. Mainly because of the weather conditions. I give full marks to the goaltenders Ryan Miller, and Ty Conklin. They did an utterly amazing job with hardly being able to see.

Original Outdoor Game: The Cold War

I'm sure that there are not many people that even know what the Cold War is, and I don't mean the war in Russia. This was the first college hockey game played outside, and it took place October 6, 2001 at Spartan Stadium between Michigan and Michigan State. This was a game to remember. Eventhough two college teams played they put on a great show for the fans. There were over 72,000 fans that attended the game, which was a record for attendance. Here is the link to the game. Plymouth Home for Sale

I found a house today that I wanted to go and look at. so I made the typical call to the listing office and they were closed. Yeah I know that it's new year's eve, but that doesn't mean that everyone takes the day off. As you can imagine the agent didn't call back. I know that pretty much everyone is out celebrating '07, but I figured that with it being a foreclosure it would still be easy to schedule, but I was without a doubt wrong. Oh well. I guess that I'll be looking at the home tomorrow. Hopefully they are open tomorrow, but I'm gonig to guess that if they are closed today then more than likely they will not be open the first day of the year.

Hockeys Winter Classic

Obviously it is the day before the new year will be kicked off with a load of football games, but what I am really looking forward to is watching the Winter Classic that will take place in Buffalo, NY. This should be a great event. Ryan Miller will get the opportunity to play in two outdoor games, which is always a great thing when it comes to the memories created from the game of hockey. Next year I would like to see more televised hockey. I am always disappointed with how little the major networks broadcast hockey games. We all want things, now whether or not that actually happens who knows.

I finally got the numbers back on what it will cost to get the rental home fixed up and rented out at a decent price. The final figures look pretty good. If things go well it should profit as high as $300/month, but it could be as low as $150 if there are a few unforeseen things take place while remodeling and updating the interior and exterior. The interior is all that really needs to be messed with. The exterior needs very little work like cleaning up the yard, because the major components are in tact and look great. The roof looks good, and the siding and foundation look good.

Major projects consist of painting, new carpet, updating the bathroom, and upstairs. The biggest cost that I should run into is the kitchen. It needs to be updated which can be done fairly inexpensively.

Most importantly I need to aquire it now.

Well at last I found a place. I am waiting back for some final numbers, and then I will be writing an offer. It's not a steal, but it is definitely a good deal. The built in equity from full purchase price is roughly $66k, without getting all of the repairs done. There is minimal work to be done, which helps in the long run.

I would like to think that this is what I was looking for, but I am going to haggle with the bank and see what I can come up with. The more I can get them down the happier I'm going to be when it comes time to sell. I am looking forward to a new project. If I get the house I will give the play by play. Not that anyone will care, but there might be one person that checks it out.

I have recently started looking for a new rental property, and found a couple of interest so I scheduled them for today.

The first one that I looked at was pretty nice, but somewhat questionable on the layout. It is priced alright, but I would want to get them to come down a bit to make sure I have some room in order to make it cashflow, and I don't mean cashflowed by $10 either. That is not a good investment. That is called a hassel. The overall home is well worth it on an appraisal, that is compared to what I would have into it. All in all the first house is promising, but the next one is the most appealing.

The second one I looked at was pretty nice, considering I was only capable of seeing the outside. Why's that you ask, well the listing office decided that they didn't need to put a lockbox on the house. They figured that we would break a window and climb on in or something to that affect. I was beyond upset about this simply because I drove all that way to try and look at a home with no lockbox. Well obviously I called the listing office to let them know, and to find out if they would bring a key out and I even gave them the guilt trip. You know telling them I drove 50 minutes to get there to have no way to get in and the lady was not very thrilled with me. Amazing how I'm the bad guy for wanting to actually see a house that I was scheduled to see. Then to top it off another agent and her clients showed up during the same time I was going to be there. Keep in mind this is a foreclosure. I am starting to find that most of the REO agents and workers are not the nicest people. So I have to pull the peeping tom move and look in through the windows, so I can atleast try to get an idea as to what I would be dealing with. The funny thing is I am probably going to make an offer on the place, and I haven't even seen the inside other than the main living area, and the kitchen. They both need to be gutted, but you never know when you are going to get lucky. As of right now the numbers don't look too bad, but that will only hold true based on the amount of money that has to go into it.

This article needs to be read by everyone. I do not understand how so many supposedly educated people are making predictions as to what the market is going to do. We have one problem, and that is that some of these guys that are making theses predictions are now out of the business. Cnn did an article that goes over a large part of this. I have to say that it is very difficult in this type of market to make any predictions other than at some point the market will come back, but the question that always follows is when. We do not konw when it is going to come back in Michigan. How will a market make a turn around when we have not brought any new jobs in that will offset the number of people that no longer have work. We need to do something jobwise before we can see a turn around. Now I'm not the most educated guy, but jobs would seem to be the best way to get the housing market moving again. How many other industries are feeling the effects of the major companies that have outsourced jobs? This will end when we decide to start taking care of our own people.

I just looked at a number of places for future rental properties, and I think that the biggest problem with homes is not the overall cost to purchase but rather the taxes. When you buy a home that is $30,000 with a mortgage that is under $300/month, but the taxes yearly for non-homestead taxes are $3,600 how can you afford to make any money. I have not beeen doing this for long, but the people that I have spoken with have been. They all complain about the same thing. The state taxes are outrageous for investors. Why should an investor pay double the normal tax rate? I looked at a home today and called Howell to find out what the taxes would be just to be sure and the woman told me $5,400/year. This was a small ranch. I mean seriously $5,400 for the year on just taxes. The mortgage isn't even that much a year. I understand that investors should pay a bit of a higher tax than those claiming the home as their primary residence. Howell, as well as a number of other cities need to start doing something about this. I know that it would have to start with our beloved governor. She keeps raising our taxes and wonders why people can't afford homes. Howell is a great place in regards to taxes, but the city of Howell isn't the friendliest though. Well maybe the new years resolution for this state will be to try and reduce taxes. Doubt it but it never hurts.

I found a home about 2 months ago, but I happened to find it after it had an accepted deal. Now here is the problem. The agent did not place the home as pending and continued to show the home not to mention she did not disclose that there was already an accepted offer. Well doesn't that just make you happy when you call them after you decide you are going to write an offer to have them say that it is already pending. I was just ecstatic. Obviously I tried to find out when it was supposed to close, so I could keep an eye on it. Then when the agent finally put it pending guess who had sold it. Can't figure it out can you? Well if you said some random agent then no. The listing agent sold the home. I was even more happy to find this out. Now it makes me question whether or not the house was even sold at the time. How and why does an agent care if they double dip? It only makes sense if you get more than just 2 deals out of it, but even at that just sell the home the way it should be. I have kept tabs on this particular home, and now it has been over 2 months ago this went pending. I have since tried calling the listing office and their voicemail box is full. They seem to be ontop of things. My question is how long will this go on? The longer this takes to fall through the better the deal will be, because typically everytime a deal falls through on a bank owned home they lower the price. I hope it works out.

Having played hockey and been told by so many people that you will not make it, or you aren't good enough, and things like you aren't fast enough. I was so tired of the negativity that I wanted to explode on someone, but I found the best way to get to people was to say nothing, shrug it off. I wasn't going to let people tell me that I was incapable of playing hockey at the professional level, so I would go to the gym and work extra hard, meaning when I thought my body couldn't take anymore I would push it just a bit, which hopefully would give me an edge. I would watch films more intently. I worked so hard in practice that guys wouldn't score, and if they did it was like they just won the Stanley Cup. This quote was one that I paid close attention to.

My goalie coach told me this one. Over the years I have found that people need a reason to do something other than they just want to. I think that your own personal drive is worth more than any negatives that you may have bottled up. What happens when you make it. Do you get to laugh in someone's face? I would prefer to have had fun the whole way. This is similar to how I got into the real estate market when it was stale and everyone says the same thing. You won't do well. I think it's funny, because my site and the work that I have put in has been slowly paying off. I hope to be a major producer because of my work ethic.

I was just looking through some homes that have recently sold in Marion Twp. I came across a 2,500 sqft. victorian home that closed this month. It was a foreclosure that was originally listed for just under $265k. The price slowly worked its way down to $180k. Then it finally sold for $158,889 with $5,097 in concessions. How cheap is that? Anyday of the week this is a good deal. The appraisal was going to come in just short of $300k. Good for whoever bought this home. I want this kind of deal, and I hope that I can find it. I wish that my most recent client that I took on had called me a few weeks ago, because this would have been just what he is looking for. BOOOOOOOOOOOOOOO!!!!!!!!!! Oh well. We'll find that deal, but it may take some time.

Pine Creek-Luxury Homes

Pine Creek has to be one of the most prestigious subdivisions in Brighton, MI. Currently there are 19 homes on the market, and one of which is a lease. You could lease a place in Pine Creek for $2,700/month. The majority of the homes in this sub start over $500,000, and get up as high as $1,899,857. These truly are magnificent houses. I recently showed a client that is moving back from Dallas a few of these homes, and they didn't even get in the first house, and they were telling me how much they liked the sub. Some of the attibutes are the secluded lots, and the landscaping that has been done to mark the sub as a true luxury sub in Brighton. There are also a number of homes that are situated on Brighton and Lime Lakes. They have amazing views, and this is one side of the lake that you don't have to worry about that shack next door, because more than likely the shack next door is a million dollar home. Last week Friday I had a closing on a foreclosed property, and let's just say that things didn't go so easy. People are all for that great deal, but they better be ready for a long and trying journey. I submitted my clients offer on October 12th, and closed last week on December 7th. What a process this turned out to be. My clients were first time home buyers, which this did not give them a good reference for home buying. Then to top it all off they were about to have a baby, and they were trying to get in before they had the baby. Well that didn't work out so well, because the week before the closing she had the little one.

The home they bought was in Hometown Village, and they got a great deal on it. I look forward to the first BBQ they have after the house has been cleaned and painted. Hopefully I can get them to say something good about their experience on my blogs.

Please tell me that we have some hockey fans out there. I grew up in Hockeytown, so obviously I'm a Detroit Red Wings fan. I haven't seen many penalty shots, but there was one called just a second ago. This has to be one of the most exciting plays in hockey. Filpula went old school on his chance by faking the shot and taking it to his backhand beating Dan Ellis. He made it look pretty easy. If you get some time you may want to watch the Wings, because they could very well be making a trip to the Stanley Cup Finals this year. For those that don't know what the Cup is consider it the Holy Grail of hockey.

Alright, yesterday I posted about Just Breathe and the spin class that I took. I finished the post saying I was going to take the yoga class today, and I did just that. I know that yoga is about meditation and a lot of stretching. Well that is just what this was. I know that stretching can be very taxing, and this class was no joke. We did a substantial amount of stretching that took an emormous amount of energy, because of the muscle control that you must have in order to be able to hold the positions. I know that women would have no problem with this type of class, but guys tend to be more hesitant. Now the smart guy will go, simply because the class is typically all women. You can't beat that!!!

I challenge all the guys out there that think yoga is not tough, or difficult to do to attend one class and tell me that it's not a good workout. I would bet that after the first one you will be sweating, but wanting to come back and do it again, so that you can get better.

Howell Spin Classes with Just Breathe-Yo..

I have been going to Howell Fitness Center for quite some time and not that long ago they moved in a company by the name of Just Breathe. You can find them online at http://www.justbreathe-yoga.com/. One of the many things that they do is a spin class, and for the first time today I took part in it. Now I have done a number of classes like this, because of playing hockey. Now obviously I don't want to take part in a class that is not worth my time, but this was. Rachelle Cleary is the name of the woman that ran our class. Having done classes like this before I went into Howell Fitness with an open mind, because every instructor has had their own style and way of running the class. My hat is off to Rachelle for running a great class. They do not have a ton of bikes, so you need to make sure you are registered early to insure your bike. Also you do not need to be a member of Howell Fitness to take any of the classes that are offered by Just Breathe.

Tomorrow I will be donig the yoga class. All you guys that think yoga is a joke, I'll let you know after tomorrow. The yoga class will take place at Howell Fitness from 945-11am. Rachelle will be teaching this as well. I have done all different kinds of classes, but not yoga. You would think that it would have been a good idea for me being a goalie. Well I never said that I was the smartest guy around.

Some new movies came out this Friday, and I guess for some reason the girlfriend wanted to go and see Alvin and the Chipmunks. Not sure why, but ok. Eventhough I wasn't the happiest to go, because of I am Legend coming out as well. How do we pick the kids movie over that? I don't get it either, but after Alvin and the Chimpunks was over I was extremely pleased. It was good fun for everyone. I like how family movies cater to both the young and old. Fountain Walk Novi, MI

Sorry. I was unable to make it over to Fountain Walk yesterday, so this would obviously mean that I was unable to take photos to post. I will make it over there before long, so I can get some photos posted. This place truly is a nice. Unfortunately our team lost yesterday and the coaches didn't want to go eat after, so I was a little bummed out because I was looking forward to some Hooters wings. BOOOOOOOOOOOOOOO to the coaches. I'll get over it, but probably not too quickly. Oh well.

I have to say that the blogging has been doing some good, because my site is now taking over 140 visitors a day and I am ranked on the first page of yahoo, and msn. But for some reason google doesn't have as much love for me as yahoo, and msn. Can't they throw a guy a bone for once.

Well I have to get going, so I can watch the Lions get throttled. AGAIN!!! GO LIONS!!!!!!!!

My Honeybaked hockey team has a game today at noon in Novi. I am looking forward to heading over that way for a few reasons, and the first being Fountain Walk. How can you not like this place? For the guys out there I'm sure we have all gone to Hooters for the great wings, and well maybe because it's a fun place. Fountain Walk also has some great stores like Dicks Sporting Goods, but my favorite has to be The Great Indoors. What a place this is, but they aren't the cheapest though. You can get some great ideas for your own home. If you get a chance take a ride over there, and if you go today we might run across each other. Have a good one, and drop a link on my site. Yesterday I told you about a great chinese restaurant, and I got some pretty good feedback, so I thought on the way home from my closing I would stop and eat some food with the girlfriend instead of eating at home. There is a small family owned business that has been in business for 20 years. This isn't the first time that I have been there, but today seemed like a good day to post about it. I felt like I walked into Cheers in Boston, but reality set in and I realized I was still in Howell at Cleary's. I ordered the fish and chips and it was tasty. I am a really big fan of Chinese food, so tonight I decided to eat at Chinese Delight on Grand River. The food is reasonably priced considering how much you get. New Movies in Store

I just saw that this is going to be a great month for movis coming out on dvd. This week one of my favorite actors, Johnny Depp, has a movie hitting the shelves in Pirates of the Caribbean: At World's End. I did not get a chance to see this in the theatres, but I was told it was phenomenal. Then there is Superbad, and I'm sure this is not one for the family, but definitely going to be funny. Brighton Movies

I would say I am a little bit of a movie fan. Christmas time always seem to bring out the best movies, whether they be in theatres or on DVD. I am a huge fan of Christmas movies, so recently I went to MJR Theatre to see Fred Claus. If you are a fan of Vince Vaughn I would say this is a must see. How can you not like it how some poor guy has to play second fiddle to his brother Santa Claus. People talk about being in someones shadow, well this is one of the worst. The only one that I would find to be the worst would be the brother of Jesus. How do you compete with a guy that walks on water. Anyways if I could recommend a good family laugh out loud movie this is it. Hope you like it.

Hartland Bar Problems

Today I was on my way back from working out, and decided to stop and get a bite to eat. In front of the restaurant I was going to get the paper. First I needed to figure out which one to get, and then it jumped out at me. A headline that has Hartland and Stripped in it are not what you would think of in Livingston County. Well I get the paper, read the article, and low and behold a bar owner in Hartland allowed some girls to strip down to their bras and panties. His reason for this was he is trying to save his business. Is this the best way to save a business? Maybe not, but the press is going to help him.

I have a client that has been looking for a lakefront home for quite some time now. He is looking in the Brighton, Howell, and Hartland areas.

There are obviously a vast amount of lakes in that small area. Now take into consideration that we are not in the greatest market, and then think about what that means. Lots of homes for sale, and potentially foreclosure homes. This is good for my client, but not so good for others. This is about my client though not someone else. I am here to help them find the home they want for the price they want to pay for it.

We currently have an offer in on a home on Crooked Lake. That's a good thing, because he really likes this house. How much better would it be to have 3 agents who have listings we have previously put offers in on, but for some reason or another were unable to get a locked up deal. All 3 agents said that they were reducing the price of each home, and wanted to let me know. I figured Christmas had come early for my client. I should know before the end of the day whether or not we will have a deal on Crooked, so I'll be back to post again and let everyone know.

I know that I have told you about me looking for a housein Brighton, so I am just like the rest of the buyers out there, I am looking for a good deal. There is a difference between getting a great deal, and trying to steal a home. I have a client right now that is looking in Brighton, and he is a first time home buyer that is interested in a home that is move in ready, but has up to date materials.

Materials that are up to date consist of newer kitchen and bathrooms. The less work that you have to do in updating a home the better the value. Consider two homes that are priced with one at $250,000, and the second at $270,000, but home one needs new bathrooms, and a kitchen. Add up potential costs of $15-$20,000 for the kitchen, and $4-6,000 per bathroom. Which home ends up becoming the better value? I think that it's self explanitory.

Over the past few months I have focused on blogging which has helped my rankings with the major search engines. This has moved me up at a rapid pace, but don't think that this is very easy, because it is far from easy. There are a number of sites that do not give you a backlink. This has been a long and grueling process, but it has been very beneficial. I am still not thrilled with my conversion rate, which is what I am going to have to place more focus on. The conversion rate is the most important piece of the puzzle, because people can look at your site all day everyday, but if no one is putting their information in there is no point in paying for my webguy to host the site.

This has caused some people to bid more on a house which is how people and banks have gotten into problematic situations like not being able to sell if they need to or even if they want to. I had to dump all of my links, because linking to directories is not a good idea. My webguy says that it is considered link farming, and will help on an immediate level, but hurt in the long run. I was on the first page of msn, 2nd of yahoo, and 3rd of google, but now I'm not. This has caused me to make a change in my approach. The webmaster says I need to focus on blogging and getting links with other relavent sites. I have officially turned my attention to these and I am starting to see some results. I am back on the second page of yahoo, moving up steadily on google, but msn is not a fan of me again just yet.
